Drawdown facility

Unless the full loan amount available is taken, a smaller lump sum can be taken initially and the remainder can be a drawdown facility. There are no time restrictions or fees for accessing the facility and unlimited withdrawals, a minimum of £5,000 must be taken each time.

Guaranteed Inheritance Feature

This feature comes as standard, at no extra cost. If the maximum loan available is not taken, whatever percentage of the available loan that is left unused is the percentage of the future property value which is protected.

  • Is this plan suitable for me?

    You will need to speak to an adviser who specialises in equity release first to see if equity release is the right soluton for you. We have listed some of the things to consider before taking out equity release here, but your adviser will be able to make a suitable recommendation based on your personal circumstances.

  • What if I wish to repay my loan?

    As the name suggests, a lifetime mortgage is designed to last for your lifetime. It is possible to repay the loan early; however, an early repayment charge may apply if you settle all or part of your loan before the death of the last surviving partner, or entry into residential long-term care.   • What lifestyle and health conditions are covered?

    Being overweight, smoking, high blood pressure, Diabetes, Strokes, Parkinson's Disease, cancer - excluding skin cancer, heart attacks, Angina, Multiple Sclerosis and taking early retirement on the grounds of ill health

  • Is a medical examination required?

    No. A medical examination is not required. A cross-section of cases are selected at random and a General Practitioner's Report is required to verify the conditions stated. A Smoker's Report may be required.

  • How can the drawdown facility be accessed?

    Drawdowns can be made for the remaining facility at any time, but must be at least £5,000. There is no fee for accessing the facility, but there is a £35 Funds Transfer fee to be paid.

  • Is it possible to move home?

    All of our plans are portable, meaning that the plan can be transferred to a new home without financial penalty, as long as the new property meets the requirements of our lending criteria. If the new property is lower in value, or the original loan amount, plus interest, is greater than the LTV on the new property, some of the mortgage may need to be repaid.
